How Much Does a Modular Home Cost in Canada and How Long Will the Build Take?

The short answer: it depends. There isn’t a one-size-fits-all home pricing strategy when it comes to modular homes. There are a number of factors that influence average cost:

1. Customization options cost different amounts

If you’re upgrading décor throughout your home, it will inevitably increase the overall cost. On the other hand, sticking with standard options can lower your overall investment.

2. Delivery location

We deliver across Western Canada and the Territories, and no road travelled is ever the same. The final destination of your home is important to consider when preparing a quote for your modular home.

We include delivery within 100 miles of our Sales Centres to help keep more money in your pocket. If you’re wondering about your delivery location, the best thing to do is get in touch with one of our friendly Housing Consultants. They’ll walk you through delivery options and help put together an accurate quote for your desired home.

3. Your down payment

While your down payment doesn’t necessarily affect the overall cost of your home, it does affect your monthly mortgage payments. Use our free mortgage calculator tool and contact us for a list of preferred lenders who understand modular home financing.

Build Time for Modular Homes in Canada

Modular homes are constructed in a fraction of the time when compared to stick-built homes. Any of our homes can be constructed in as little as 60 – 90 days! At Jandel Homes, we break down the home-buying journey into two phases: the purchase and delivery process.

    Your Modular Home Buying Journey

During our purchase process, you’ll visit one of our Sales Centres and tour our fully staged show homes. After finding the perfect home, our experienced and professional team will help consult and design your final build before our factory gets to work. During this time, our in-house client advisory, modular construction and transportation teams will maintain contact with you to review important information before your home hits the road!

Our delivery process is an integral part of your home-building journey. During this phase, our team will come and meet you at your site. This site inspection will help shed light on all of the technical aspects of the delivery of your home, including site preparation and service installation.

Delivery areas and complications attached to them.

We’ve delivered homes almost everywhere, from straight roads to icy roads. But, there are some sites that present unique challenges due to complex terrain and accessibility to the property.

This is why our site inspections are so important! These visits give us ample time to come up with a plan to ensure a smooth delivery day. View some of our delivery destinations here on our Past Projects blog!

Partner With a Modular Home Builder Who Feels Like Home

Whether you’re growing your family, downsizing or just getting started, we have a floor plan for that. Our floorplans ranging from 400 – 2,500 square feet to suit your unique needs as a homeowner. You can browse through our entire lineup of modular homes here.

There are dozens of sizes when building with Jandel Homes. You can even customize the floor plan to your perfect dream home. Not sure where to start? Here are a few recommendations.

For the family who loves modern, open-concept design and needs spare bedrooms:

The Anchorage, the Delaney, the Tuscany and the Sierra are great places to start. Among these homes, you’ll find award-winning designs paired with 1,520 sq. ft. of living space, 3 bedrooms and 2 bathrooms. These floorplans are exceptionally suited for families with children who need their own bedrooms, but love having an open space to gather.

For the family who wants to go big:

The Grand Haven, the Morrison, the Pinnacle and the Summit are made for you. These homes range from 1,904 sq. ft. to 2,415 sq. ft. and come with all the bells and whistles.

Features like covered decks, show-stopping kitchens and spa-like ensuites are the norm with these homes. You’ll have the ability to truly customize your home to make it exactly what you’ve always been looking for.

For the family looking for something in-between:

Do you need something a little bigger than 1,500 sq. ft., but smaller than 1,900 sq. ft.? Consider the Langford, the Edgemont, the Westview or the Skyline.

These homes are 1,680 sq. ft., 3 bedrooms and 2 bathrooms. They’re the perfect in-between option if you’re looking for a little extra room in your home without upsizing to a plan that’s too big for your needs.

    Custom Modular Home Options

Now that you’ve fallen in love with some of our most popular plans, it’s time we talk about customization. Our décor gallery is where you can start piecing together your perfect home. From your cabinet colours to your door hardware – every corner of your home can be designed with décor that suits your personal style.

The design doesn’t stop at the aesthetics of your home, it also includes functionality. Our customers love having the option to add built-ins for additional storage, smart desks to make working from home a breeze, and interior accessories like fireplaces for the perfect cozy night in.

Energy and Environmental Efficiencies of Modular Homes

Modular homes are an environmentally sound option when building a home. Overall waste reduction is the number one component that leads modular construction to be a green option.

Since our factory is able to order materials for the specific home, it’s estimated that there is approx. 50%-70% less waste than buildings constructed on site. Another factor that gives modular homes an advantage over stick-built homes, is the reduction in overall CO2 emissions. Read more on this study here.

Our homes are considered to be energy efficient with their windows, wall systems, lights and appliances. Some other options that homeowners can opt for to allow for an even more efficient home are HRV units, insulated skirting and upgrading windows and doors.
