What is Alberta New Home Warranty?

When making the biggest purchase of your life, it’s important to ensure it’s protected. That’s why the government passed the “New Home Buyer Protection Act” in 2014, making it mandatory for all builders in Alberta to provide home warranty coverage for all new homes built within the province. This new Act encourages higher quality and building practices to ensure your home’s longevity. 

What does the mandatory coverage period look like?

It is the builder’s responsibility for making sure the new house is built to the standards outlined in Alberta’s Building Code. The government has mandated that all new homes in Alberta will provide coverage for minimum periods of 1 year, 2 years, 5 years and 10 years. 

1 year. Coverage for labour and materials [items such as flooring, countertops, trim, etc]

2 years. Coverage for delivery and distribution systems [heating, plumbing, electrical]. This excludes appliances within the home, which are usually covered under their own manufacturer’s warranty.

5 years. Coverage for the building envelope [roof, walls, etc], with a requirement for the warranty provider to offer the consumer the option to purchase two additional years of coverage.

10 years. Coverage for major structural components [framing and foundation]

The Act applies to new homes constructed under a building permit applied for after the February 1, 2014 in-force date of the Act.

We stand behind our homes and have offered an industry first 20-year structural warranty on all of our homes! What that means to you is an additional decade of coverage so you can worry less and live comfortably.

Who provides this warranty?

There are seven insurance providers for new homes in Alberta. The provider you use will be dependant on which builder you choose:

  • Alberta New Home Warranty
  • Blanket Home Warranty Ltd.
  • Millennium Insurance Corporation
  • National Home Warranty Group Inc.
  • Progressive Home Warranty
  • Travelers Insurance
  • WBI Home Warranty

Although the builder is responsible for ensuring the house meets Code, the warranty providers are responsible for creating policies and responding to claims.

What if something needs to be fixed?

We work hard to ensure you never have any troubles, but sometimes things happen! Jandel Homes has a team of qualified and experienced service technicians who can correct any deficiencies. They travel far and wide in a timely manner and their workmanship meets the highest standards. 

How is warranty tracked?

The government introduced an online warranty tracking system. As a builder, we are required to provide every home buyer with a Certificate of Warranty Coverage so that they can apply for your building permit [unless we are doing the complete turnkey package for you]. 

How can you ensure that builders follow the New Home Warranty Act?

If an individual or company fails to comply with the Act or its regulations, enforcement actions such as compliance orders or administrative penalties may be taken. Non-compliant companies or individuals can face administrative penalties, fines or prosecution, with fines up to $100,000.

The government’s Residential Protection Program enforcement actions are made public on the registry. This is one additional way for buyers to ensure that they are working with a reliable and reputable builder.

Your role as a buyer

As a buyer, you want to ensure you do your research prior to building a new home with a builder. Spend some time to get to know your builder of choice and understand their track record, including years in business, communities they’ve worked within and any past infractions.  You are able to view any past infractions that have been claimed against the builder.

Buying a home is something to be celebrated – not stressed over. Having the right warranty will give you the confidence knowing your purchase is backed by legislation that protects your interests as a homeowner.
