Four Things to Consider when Selecting the Right Floor Plan for your Family

It’s spring fever in the housing market and that means it’s time to start shopping! Your perfect home is out there and we know you’re chomping at the bit to tour dreamy show homes. However, before you get started, it’s important to consider these four things when finding the right plan for your family.

#1: How much square footage will you need?

The size of your home will likely be determined by how many family members you have (or expect to have if your family is growing). While size isn’t everything, it’s a great marker that indicates where you should start your search. Whether you’re upsizing or downsizing from your current home, we have a variety of home sizes to suit your needs.

We like to recommend starting with the number of bedroom requirements first. You can select from 2, 3 or 4 bedroom plans with an array of must-have features. Here are some great examples of plans that can meet the needs of any family.

RTM Homes

You’re looking at the Grand Haven floorplan. This impressive plan offers 3 bedrooms, 2.5 bathrooms and 2280 sq. ft. of living space.

The Grand Haven is a great option for any family who needs extra space! This plan has been built with a separate living room/ family room combination, too. Having a separate family room means you can have two media rooms, a spare craft room or just an extra place to lounge away from everyone else.

Just think – you could be in a detached single family home instead of searching for a 2200 sq. ft. apartment floor plan!

24 Wide

If you don’t quite need almost 2,000 sq. ft. of space, consider something like our Langford plan. This home comes in at 1,680 sq. ft. while still offering the flexibility of 3 bedrooms and 2 bathrooms.

The Langford has been strategically designed to have the spare bedrooms on the opposite end of the house to create separation and additional privacy. This is great for families with older children who need some extra space!

20 Wide – 4 Bedroom

Perhaps you’re looking for something a little less than 1,680 sq. ft. in space. This is where our series of 1,520 sq. ft. homes (20 wides) would be the perfect fit! This is the Riverview – a 20 wide with 4 spacious bedrooms, 2 bathrooms and 1,520 sq. ft. of space.

Some families don’t necessarily need three spare bedrooms but enjoy having the extra space. Some past customers have opted to turn their fourth bedroom into an additional media room, a craft room, sewing room or kids playroom.

20 Wide – 3 Bedroom

Like the idea of a 20 wide but don’t need four bedrooms? Consider a plan like the Delaney! It offers 3 bedrooms, 2 bathrooms and 1,520 sq. ft. of space.

This size of home is extremely popular among our families because it’s big enough for most, while remaining budget friendly!

#2: How will personal style play a role in our decision?

Décor is what really turns your house into a home. That’s why you have the option to select everything from your countertops to cabinet hardware when you order a custom home.

Bungalow modular home design offers impressive customization. While our homes are factory-built, no two custom designs are ever the same. Pictured below are two homes for inspiration that show a stark contrast in design preferences. On the left, the Tuscany is showing bold black cabinets with a different color featured on the island. On the right, the Westview shows a farm-house inspired option with bright white cabinets and black hardware.

Design decisions aren’t always black and white, but you can have peace of mind knowing a Housing Consultant will be with you to offer support during décor selection.

#3: What features do you need for your lifestyle?

Working From Home

If we’ve learned anything over the last two years, it’s the importance of having exactly what you need at home. A few things in particular include a home office space and somewhere to unwind and decompress after a long day!

Having a home office space is possible in your dream home. Pictured here is the built-in smart desk found in our Bordeaux show home. With overhead cabinets and multiple pullout drawers, you’ll have more than enough space to store your office supplies and keep everything looking neat and tidy. The large desk spans across the wall with conveniently located plugins so you can stay connected when it matters most.

Dreamy Bathrooms

For the days where you just want to relax at home (either after work or away from the kids), know your ensuite can be a safe haven!

An oval soaker tub like the one pictured here in the MacKenzie will quickly become your favourite place at home. A bright window lets in loads of natural light while you wind down in the tub! The ledge is big enough for you to set your favourite book down or burn a new candle while you soak the day away.

#4: What type of kitchen will you need?

The kitchen is one of the first things you see when walking into one of our open-concept plans. While décor selection is important for the heart of your home, functionality must be assessed based on your lifestyle.

Kitchen islands come in many sizes and shapes based on your needs. If your family likes to grab a quick breakfast in the morning, an extended island like in the Tundra could be a great fit for you.

On the contrary, if you love to entertain, the kitchen found in Sicily would be the perfect option. Complete with a wine rack for your favourite vino and a peninsula for serving multiple dishes, this kitchen screams ‘dinner party’ with your family!
