Foundation Types

One of the most important components of your home is the foundation since it ensures the structure and stability of the home. Most modular homes can be placed onto a variety of foundation styles – below are the ones Jandel Homes installs most frequently:

  • Gravel pad with cribs and blocking
  • Gravel pad with telescopic steel pilings
  • Basements

The choice of your home’s foundation should depend on the soil type at the construction site, lifestyle choices, climate and budget. Basements can be costly, so if it is only being considered for the extra storage opportunities, a garage can be an easy solution for about ¼ of the cost of a basement installation. Climate is another factor to consider when selecting your foundation. Some foundations do not perform well in areas with high water tables or cold temperatures.

If your home builder is not installing your foundation, we would recommend that you consult with a Structural Engineer to discuss which type of foundation is best suited for your home.

ICF Basements

We construct our basements using insulating concrete forms (ICFs). ICFs are recognized as the most energy efficient basement, offering a thermal resistance of R22. “Basement walls are unique because they must handle significant moisture flows from both inside and outside the house. The preferred method, from a building science perspective, is to insulate the wall on the outside with rigid insulation suitable for below-grade installations, such as extruded polystyrene or rigid fibreglass.” – Canada Mortgage and Housing Corporation.
